  1. The Astound Internet build out will start around July 12th so that is one thing.  PA one call has been notified and you may have seen that the utilities have already begun marking the neighborhood in spots. The map below shows the rough location of the doghouse boxes Astound will be installing as part of this.  We will be having a Zoom meeting on Monday July 10 at 7pm to answer any remaining questions.  An Astound construction representative will be on the call. A separate invite will be coming out for that.
  1. We walked the roads with our maintenance contractor and marked out a bunch of potholes and paving repairs.  We are also getting pricing for some of the concrete / sidewalk repairs including the drainage cover between Buttercup and Daisy near the sidewalk and some other trip hazards.  Depending on the costs we will move forward with what we can.
  1. We are looking into replacing the arbor vitae along Packer Ave with some vinyl fencing or other more permanent solutions.  Again, depending on the costs we will see which way we go.
  1. We are down to only 9 residents that have not paid anything this year.  We will be sending those remaining people a separate invoice and letter informing them that if they do not make arrangements to pay, we will be sending them to our attorney.
  1. We have skipped mowing several times in May and June as it was brown and dormant.  This will also help minimize long-term costs.  We have asked the mowing company to raise the mow height to improve the health of the grass.
  1. More than 10 dead trees have been cut up and removed from the drainage ditch along the back road.  We are also seeking bids to remove over 20 more that are leaning or encroaching on properties.
  1. We completed reviewing the outstanding invoices that remained unpaid going back to 2021.  All money paid out has been accounted for and we did have invoices totaling over $58,000 unpaid.  We have been paying some of the oldest invoices and are still negotiating payments for the remaining amounts.  This will likely take another year to two years to complete.
  1. We are considering creating a community garden in area in one of the larger common areas.  We will be sending out a separate survey to see if there is enough interest to make it worth the effort.
  1. We are looking into creating a capital expenditure plan that would include repaving the courts and other improvements.  This will likely be a 10 to 15 year plan but we are starting with paving quotes since those will be the biggest expenditures.  We have requested information from several paving companies to begin building budgets and timelines to perform the work.  Again this is a LONG term plan and process.
  1. Illegal dumping continues to happen at the edges of the property.  Will be posting signs, potentially installing cameras and there will be fines for anyone caught dumping in those areas.
  1. We contacted Exeter boro and the animal control office regarding the number of feral cats in the neighborhood. Sadly there is nothing they are willing to do and are leaving it up to us to either catch and relocate or handle as we see fit on our own.  If you own cats and let them roam free outdoor be advised that they may be relocated without any notice.
